EXPLAINED IN PLAIN ENGLISH

How this finance could work.

Bridging finance is designed to cover a temporary gap between an immediate funding need and a later exit event, such as a property sale, refinance or receipt of committed capital. Specialist private and secured lenders may assess suitable commercial transactions.

Borrow for a defined short period

A developer needs to settle a commercial site while longer-term construction funding is arranged. A short-term facility may help complete the acquisition, if suitable security and a credible exit are available.

The exit matters as much as the entry

Before borrowing, identify how the bridging loan will be repaid. An expected sale, refinancing or funding event needs to be realistic and supported by evidence; refinancing is not guaranteed.

Understand the full cost

Short-term facilities may charge establishment, monthly, line, default, valuation and legal fees. Some allow interest to be paid periodically or capitalised, subject to approval.

Security and assessment

Property-backed lending generally considers security value, existing debt, loan-to-value ratio, borrowers and transaction purpose. A fast initial response should not be confused with unconditional approval.

QUESTIONS ANSWERED

Before you enquire.

Practical answers about bridging & short-term secured finance.

What is a bridging loan?

Short-term finance intended to be repaid after a specified event, often a sale or refinance.

Can interest be added to the loan?

Some structures may capitalise interest rather than require monthly payments. That increases the balance to be repaid and is not available on every facility.

Do I need property security?

Many bridging loans are secured against real property or other eligible assets, depending on the lender.

Can I use bridging finance for a large development?

A bridging facility may help at a specific stage. Larger construction projects generally require detailed development funding and milestones.

What if the property does not sell on time?

Extension may not be available and additional costs can apply. A realistic exit strategy and contingency planning are essential.
